NW Calgary CTrain Community

Tuscany has its own Red Line CTrain station, the City's 190-hectare 12 Mile Coulee natural area park, and the Tuscany Club for residents. Most homes here are detached, so townhomes and condos come up less often. Browse every Tuscany listing on the market right now below.

Tuscany Homes for Sale Red Line CTrain Station • 12 Mile Coulee Park • Tuscany Club

Tuscany is a northwest Calgary community established in 1994, home to 19,884 people in the 2019 civic census across 6.9 square kilometres. Crowchild Trail separates it from Rocky Ridge, and Tuscany CTrain Station sits in the Crowchild median between the two, the northwest end of the Red Line since August 2014. Most of the housing is detached: 84% of the 6,425 dwellings counted in the 2014 civic census were single-detached houses, and 92% were owner-occupied.

Tuscany Boulevard crosses 12 Mile Coulee, a 190-hectare City natural area park established in 2001, with off-leash areas on both sides of the road. The Tuscany Club at 212 Tuscany Way NW belongs to the Tuscany Residents Association, whose annual fee is registered on title for homes inside its boundary, so it's worth checking the title before you write an offer. Sobeys anchors Tuscany Market on Tuscany Boulevard. On October 8, 2026, 52 Tuscany homes were listed for sale.

Shopping & Amenities

Who Is Buying in Tuscany?

Most Tuscany buyers are shopping for a detached house, because that's most of what the community has: 84% of dwellings in the 2014 civic census. Many are families moving up from a townhome or condo elsewhere, drawn by the Tuscany Club's splash park and rink and by a natural area park they can walk to. Commuters who work downtown or near the Red Line make up another group, since the station is inside the community and park-and-ride is available on both sides of Crowchild. The smaller group is townhome and condo buyers, who have to watch closely because only a few units list at any one time.

A weekday here might start with a walk on the 12 Mile Coulee trails, then a ride from Tuscany station or a drive out along Crowchild Trail. After school, the kids head to the Tuscany Club for skating or the splash park, and groceries are a quick stop at Sobeys in Tuscany Market or the Co-op across Crowchild.

Why Tuscany?

Tuscany puts a CTrain station, a large natural area park and a residents' club inside one established community. The trade-offs are a residents' fee registered on title for most homes and a limited supply of townhomes and condos. For buyers who want a detached home and will use the station and the Club, it fits well.

The Complete Guide to Living in Tuscany

Daily Life in Tuscany

Daily life in Tuscany runs between three places: the station, the coulee and the Club. Tuscany CTrain Station sits in the Crowchild Trail median, with a park-and-ride lot on each side, and Red Line trains run through downtown. 12 Mile Coulee gives residents trails and two off-leash areas without leaving the community. The Tuscany Club on Tuscany Way has a gym, a rink, tennis and pickleball courts, a splash park, a playground and a skate park. Groceries come from Sobeys at Tuscany Market or Calgary Co-op Rocky Ridge across Crowchild, and Crowfoot Crossing is a short drive along Crowchild for bigger trips.

"Before you fall for a Tuscany listing, look at the title. If the Residents Association encumbrance is registered, a detached home pays $313.76 this year and comes with the Club. If it isn't there, the address is outside the boundary, so ask what that means for Club access before you offer."

Homes & Real Estate in Tuscany

Tuscany was established in 1994 and built out from the mid-1990s onward. In the 2014 civic census it had 6,425 dwellings, 84% of them single-detached houses, and 92% of homes were owner-occupied. That makes detached homes the main market here, with townhomes and condos a small share.

Detached Homes

Most of Tuscany's housing. For context, CREB's July 2026 benchmark for detached homes across Northwest Calgary was $770,600. Compare lot, age and walking distance to the station or coulee for each home.

Townhomes

A small share of the community. Most are in condo complexes, so check what the monthly fee covers and review the reserve fund before you offer. CREB's July 2026 Northwest row benchmark was $436,900.

Condos

Fewer to choose from than in most northwest communities. Condo units pay a lower Residents Association fee, $235.33 for 2026-27, on top of their condo fees.

Condo fees vary by complex and amenities. Always review the current reserve fund study and financials before purchasing.

Location & Commuting

Crowchild Trail runs between Tuscany and Rocky Ridge, and Stoney Trail is close by for trips around the city. The CTrain is the main difference from most northwest communities.

Walk Score® rates Tuscany 23 for walking and 40 for transit (walkscore.com, checked October 2026), so errands are mostly by car. The difference from most northwest communities is the CTrain station inside Tuscany.

Commuter Insight: Tuscany CTrain Station is the northwest end of the Red Line and serves both Tuscany and Rocky Ridge, with a park-and-ride lot on each side of Crowchild Trail. How far a home is from the station on foot depends on where in Tuscany it sits.

Shopping & Dining

Sobeys anchors Tuscany Market at 11300 Tuscany Blvd NW, so the weekly grocery run can stay inside the community. Calgary Co-op Rocky Ridge at 11595 Rockyvalley Dr NW is just across Crowchild Trail, and depending on where you live in Tuscany it may be the closer store. For larger shopping trips, Crowfoot Crossing is a short drive along Crowchild Trail.

Schools & Education

Tuscany has three CBE schools inside the community and a Calgary Catholic K-9 school on Tuscany Drive. There are two CBE elementary schools, so use the CBE school finder for the exact address to see which one it's designated to.

School Grades Board Location
Eric Harvie School K-5 CBE (finder result, 2026-27) Tuscany
Tuscany School K-5, incl. French Immersion CBE Tuscany
Twelve Mile Coulee School 6-9 CBE (finder result, 2026-27) Tuscany
Bowness High School 10-12 CBE (finder result, 2026-27) Bowness
St. Basil School K-9 Calgary Catholic 919 Tuscany Dr NW
St. Francis High School 10-12 Calgary Catholic 877 Northmount Dr NW

School boundaries in Calgary change regularly. Always verify your property's current designated school directly with the Calgary Board of Education school finder or the Calgary Catholic school finder before purchasing.

Outdoor Recreation & Activities

The City lists 12 Mile Coulee as a 190-hectare natural area park, about 470 acres, established in 2001. It has two off-leash areas, one north and one south of Tuscany Boulevard. The Tuscany Club covers the rest: a gym, a rink, tennis and pickleball courts, a splash park, a playground, a skate park and banquet rooms, run by the Tuscany Residents Association.

Buying a Home in Tuscany

On October 8, 2026, 52 Tuscany homes were listed for sale. Because most of the community is detached, that's where most of the choice is.

Market Dynamics: CREB's September 2026 report put Northwest Calgary detached homes under three months of supply. Its July 2026 Northwest benchmarks were $770,600 for detached homes, $681,700 for semi-detached, $436,900 for row homes and $291,700 for apartments. In Tuscany, also budget for the Residents Association fee, which is registered on title and set each year.

When Tuscany May Not Be the Right Fit

  • If you want lots of condo choice: most of Tuscany is detached. Arbour Lake and Royal Oak are worth comparing.
  • If you'd rather not pay a residents' fee: most Tuscany homes carry the Residents Association encumbrance on title. Check the title, or compare communities without one.
  • If you want a brand-new home: Tuscany was built from the mid-1990s. Sage Hill offers newer construction.

Is Tuscany Right for You?

Three questions to find out.

1. How important is CTrain access for your commute?

2. What kind of home are you looking for?

3. How do you feel about a mandatory residents' fee on title that includes a club?

The Tuscany Advantage

A Red Line station, a 190-hectare natural area park and a residents' club, all inside one established northwest community. Check the title for the Residents Association fee, pick your side of the station or the coulee, and Tuscany gives a detached-home buyer a lot in one place.

Frequently Asked Questions About Tuscany

What can I buy in Tuscany right now?

On October 8, 2026, 52 Tuscany homes were listed for sale on Bowhaven.com. Most of the community's housing is detached, so townhome and condo buyers usually have fewer to choose from. Listings change daily, so use the filters above for today's inventory.

What affects home prices in Tuscany?

Three things move prices most in Tuscany: the type of home, where it sits in the community (close to the CTrain station, backing onto 12 Mile Coulee, or in between), and its age and condition, since building started in the mid-1990s. For context, CREB's July 2026 benchmark for detached homes across Northwest Calgary was $770,600. These figures describe the market, not a forecast.

What is the Tuscany Residents Association fee?

For the year ending March 31, 2027, the Tuscany Residents Association fee is $313.76 for a single-family home and $235.33 for a condo unit, including GST. It is registered as an encumbrance on title, invoiced April 1 and due April 30, and it funds the Tuscany Club at 212 Tuscany Way NW.

Do I have to join the Tuscany Community Association?

No. The Tuscany Community Association is a separate, voluntary group with a $25 annual membership. The fee you can't opt out of is the Residents Association encumbrance, and not every Tuscany address falls inside its boundary, so check the title of the home you're considering.

What schools serve Tuscany?

Tuscany has two CBE elementary schools, Eric Harvie School and Tuscany School, both kindergarten to grade 5, and Tuscany School also offers French Immersion. For 2026-27, the CBE finder lists Twelve Mile Coulee School in Tuscany for grades 6 to 9 and Bowness High School for grades 10 to 12. Catholic families are served by St. Basil School (K-9) on Tuscany Drive and St. Francis High School (10-12) on Northmount Drive. School boundaries change, so verify a property's current designated school with the Calgary Board of Education or Calgary Catholic School District before purchasing.

Is Tuscany a good fit for families?

Tuscany works well for families who want a detached home, a residents' club with a splash park, skate park and playground, and a natural area park inside the community. In the 2014 civic census, 29% of residents were under 15. Older children can ride the CTrain from the community's own station.

Does Tuscany have a CTrain station?

Yes. Tuscany CTrain Station opened in August 2014 as the northwest end of the Red Line. It sits in the Crowchild Trail median between Tuscany and Rocky Ridge, with a park-and-ride lot on each side, and Red Line trains run through downtown.

How big is 12 Mile Coulee?

The City of Calgary lists 12 Mile Coulee as a 190-hectare natural area park, about 470 acres, established in 2001. It has two off-leash areas, one north and one south of Tuscany Boulevard.

Where do Tuscany residents buy groceries?

Sobeys anchors Tuscany Market at 11300 Tuscany Blvd NW, inside the community. Calgary Co-op Rocky Ridge is just across Crowchild Trail on Rockyvalley Drive, and for some Tuscany homes it's the closer of the two. Crowfoot Crossing is a short drive along Crowchild for larger shopping trips.

Are there townhomes and condos in Tuscany?

Yes, but not many. In the 2014 civic census, 84% of Tuscany's 6,425 dwellings were single-detached houses and 92% were owner-occupied. If you're shopping for a townhome or condo, expect a small selection at any one time and be ready to move when the right one lists.

How does Tuscany compare to Rocky Ridge?

The two communities share Tuscany CTrain Station across Crowchild Trail, so transit access is similar. Each has its own residents' facility: the Tuscany Club in Tuscany and Rocky Ridge Ranch in Rocky Ridge. Tuscany has 12 Mile Coulee running through it, so compare the parks, the residents' fees and the walk to the station for each home.

Why work with Viren to buy in Tuscany?

The details that matter in Tuscany don't show up in listing photos: whether the Residents Association encumbrance is on title, how far the home is from the station on foot, and how a townhome or condo compares when there are only a few to choose from. Viren checks each of those before you write an offer.
