Buyers want to feel free to look around and discuss your home candidly. When owners are present, buyers feel rushed and uncomfortable. Go for a walk, run errands, or grab a coffee — just be away when buyers view your home.
Restricting showings limits your buyer pool. Yes, showings can be inconvenient, but each one is an opportunity for an offer. Be as accommodating as possible, especially for buyers requesting short-notice viewings — they're often the most motivated.
Before each showing: clean surfaces, open curtains and blinds, turn on lights, put away personal items, and ensure pets are secured or removed. First impressions form within seconds of walking through the door.
Feature sheets, floor plans, and utility cost information help buyers envision living there. If you have summer photos and it's winter, make them available — buyers want to see how the yard looks in full bloom.

How Negotiation Works

Multiple Offers

From Accepted Offer to Closing
Once you've accepted an offer, the buyer provides a deposit held in trust. Now begins the condition period — typically 7-10 days — during which the buyer completes their due diligence.
During the Condition Period
- Home inspection: The buyer will likely hire an inspector to examine the property. Be prepared for questions or requests based on findings.
- Financing confirmation: The buyer's lender will finalize their mortgage approval, which may include an appraisal.
- Document review: Any required documents (condo docs, RPR, etc.) will be reviewed.
Condition Removal
When the buyer is satisfied, they sign a waiver removing conditions. At this point, the sale is firm — barring unforeseen circumstances, you're selling your home!
What Happens If Issues Arise
If the inspection reveals problems, the buyer may request repairs or a price reduction. We'll evaluate any requests and negotiate a fair resolution. Minor requests are normal; major issues require careful consideration of your options.
Preparing for Possession Day
- Hire a real estate lawyer to handle closing
- Begin packing and arrange movers
- Cancel or transfer utilities
- Notify relevant parties of your address change
- Gather all keys, garage remotes, and manuals for the buyer
- Complete any agreed-upon repairs
Closing Day
This is the day ownership officially transfers. Your lawyer will coordinate with the buyer's lawyer to complete the transaction.
What Happens on Closing Day
- Your lawyer receives funds from the buyer's lawyer
- Your mortgage is paid off (if applicable)
- Title is transferred to the buyer at Land Titles
- Net proceeds are deposited to your account or held for your next purchase
- Keys are released to the buyer (typically mid-afternoon)
Before You Leave
Leave the home clean and empty (unless items were negotiated to stay). Do a final walkthrough to ensure nothing is forgotten. Leave all keys, garage remotes, and any appliance manuals for the new owners.
