Edgemont began in 1978 and filled in from south to north over about two decades. It sits inside a box of major roads: Country Hills Boulevard on the north, Shaganappi Trail on the east with Nose Hill Park beyond it, John Laurie Boulevard on the south and Sarcee Trail on the west. The City counted 15,255 residents in the 2021 Census, and 81% of homes were single-detached.

Most Edgemont homes were built between 1981 and 2000, so buying here usually means choosing among resale houses that are 25 to 45 years old. Owners also pay a small ELM levy on the property tax bill, $86.52 for 2026, which funds extra landscaping in public spaces. On October 9, 2026, 43 Edgemont homes were listed for sale.

Who Is Buying in Edgemont?

Two groups meet in Edgemont's market. Move-up families buy larger established houses; 47% of Edgemont families in 2021 were married couples with children at home. And long-time owners are often on the other side of the deal: 22% of residents were 65 or older, well above the city rate, and 37% of families were couples without children at home. Many households have roots abroad: 46% of residents were immigrants, and 10% spoke Mandarin most often at home.

On a weekday, most residents drive out by Shaganappi Trail or John Laurie Boulevard, and those taking the train head to Dalhousie Station just south of the community. Groceries often come from the Superstore on Country Hills Boulevard, and an evening walk can be through a ravine or up onto Nose Hill.

Why Edgemont?

Edgemont gives you an established detached home with ravines through the community and Nose Hill Park next door. The trade-offs: most houses are 25 to 45 years old, so condition and updates vary a lot; there's no CTrain station inside the community; and owners pay the ELM levy each year. For buyers who want space and an established street and are ready to look closely at each house, it's a good match.

The Complete Guide to Living in Edgemont

Daily Life in Edgemont

Daily life in Edgemont is mostly residential. There's no big shopping centre inside the community, so errands mean a short drive to the Real Canadian Superstore on Country Hills Boulevard or to Market Mall or Beacon Hill, each about 10 minutes away by CREB's estimate. The community centre at 33 Edgevalley Circle NW is the Edgemont Community Association's base, and the Edgemont Ravine system and Nose Hill Park are the main green spaces.

"Most Edgemont houses are between 25 and 45 years old, so I treat every showing like an inspection preview. Two homes with the same square footage can be very different buys depending on what the owners have updated."

Homes & Real Estate in Edgemont

The 2021 Census counted 81% single-detached homes in Edgemont, 7% row homes, 7% apartments in low-rise buildings and 4% semi-detached, with 84% of households owning. Construction peaked in the 1980s: 46% of homes went up between 1981 and 1990, 31% between 1991 and 2000, 18% in 1980 or earlier, and only about 5% after 2000. The sub-areas, from oldest to newest, are Edgemont Estates, Edgedale, Edenwold, Edgepark, Edgevalley, Edgebrook and Edgeridge.

Detached Homes

Most of the market. Compare kitchens, baths, windows, roof and mechanical updates, and note which sub-area the home is in, since the southern areas are generally the oldest.

Row & Semi-Detached

About 11% of homes together. For row homes, check whether the complex is a condo corporation and what the monthly fee includes.

Low-Rise Condos

About 7% of homes, and the lowest-priced way into Edgemont. Read the reserve fund study and bylaws closely in an older building.

Condo fees vary by complex and amenities. Always review the current reserve fund study and financials before purchasing.

The ELM Levy, Explained

Edgemont is one of the Calgary communities that pays for extra landscaping through the City's Enhanced Landscape Maintenance program. The levy started after more than two-thirds of homeowners signed a petition, and in October 2020 residents voted to keep it.

Cost Insight: The ELM levy is a tax-bill item, not a fee registered on title like the residents' association fees in Tuscany or Panorama Hills. Owners can petition to end it, but until they do, budget for it each year.

Location & Commuting

Edgemont is bounded by Country Hills Boulevard on the north, Shaganappi Trail on the east, John Laurie Boulevard on the south and Sarcee Trail on the west. Edgemont has no CTrain station of its own.

Walk Score® rates Edgemont 25 for walking and 40 for transit (walkscore.com, checked October 2026), so errands mostly mean a drive. Walking here is about the ravines and Nose Hill Park rather than getting to the store.

Commuter Insight: In the 2021 Census, 80% of Edgemont's working residents drove themselves, 7% rode transit and 7% were passengers. 52% reached work in 15 to 29 minutes, a bit better than the 47% citywide.

Shopping & Dining

For groceries, many households use the Real Canadian Superstore at 5251 Country Hills Boulevard NW. For bigger trips, CREB puts Market Mall and Beacon Hill each about 10 minutes away by car.

Schools & Education

On the public side, an Edgemont student can stay in the community through grade 9: Edgemont School for kindergarten to grade 5, then Tom Baines School. High school is Sir Winston Churchill in Brentwood, which offers the IB Diploma alongside its regular program, and the 2026-27 finder showed no lottery or overflow flags on any of the three. Catholic students start at Mother Mary Greene on Edenwold Drive, move to St. Jean Brebeuf on Northland Drive for grades 7 to 9 and finish at St. Francis High School. One thing to check: Calgary Transit's fall 2026 changes list Route 805, the St. Jean Brebeuf / Hamptons / Edgemont school route, as removed, so confirm how a junior high student would get there. Check the CBE school finder and the Calgary Catholic school finder for the exact address.

School Grades Board Location
Edgemont School K-5 CBE Edgemont
Tom Baines School 6-9 CBE Edgemont
Sir Winston Churchill High School 10-12 (Regular and IB Diploma) CBE 5220 Northland Dr NW, Brentwood
Mother Mary Greene School K-6 Calgary Catholic 115 Edenwold Dr NW
St. Jean Brebeuf School 7-9 Calgary Catholic 5030 Northland Dr NW
St. Francis High School 10-12 Calgary Catholic 877 Northmount Dr NW

School boundaries in Calgary change regularly. Always verify your property's current designated school directly with the Calgary Board of Education school finder or the Calgary Catholic school finder before purchasing.

Buying a Home in Edgemont

On October 9, 2026, 43 Edgemont homes were listed for sale. With almost no new construction since 2000, buyers here choose among resale homes, and the spread between an original-condition house and a renovated one can be wide.

Market Dynamics: Because Edgemont went up over two decades from south to north, a home's sub-area tells you roughly how old it is. Within any sub-area, updates, setting and lot drive most of the difference between two similar houses, so budget for an inspection and compare what each seller has replaced.

When Edgemont May Not Be the Right Fit

  • If you want a new or nearly new home: only about 5% of Edgemont was built after 2000. Rocky Ridge and Panorama Hills have newer stock.
  • If you want to walk to a train: Edgemont has no station. Dalhousie, just south, has the Red Line.
  • If you'd rather avoid any extra annual charge: Edgemont owners pay the ELM levy on the tax bill each year.

Frequently Asked Questions About Edgemont

What can I buy in Edgemont right now?

On October 9, 2026, 43 Edgemont homes were listed for sale. In the 2021 Census, 81% of Edgemont homes were single-detached, 7% were row homes, 7% were apartments in low-rise buildings and 4% were semi-detached. Detached houses make up most of what comes up for sale; the buttons above pull up current townhomes and condos.

What affects home prices in Edgemont?

Size, condition and setting. Most homes went up in the 1980s and 1990s, so how much has been updated matters as much as square footage. Position counts too: a lot beside a ravine or one with a downtown view is compared differently from one on a busier street. Recent sales of similar homes nearby are the best guide.

What schools serve Edgemont?

For 2026-27 the CBE finder returned Edgemont School for kindergarten to grade 5, Tom Baines School for grades 6 to 9 and Sir Winston Churchill High School, with regular and IB Diploma programs, for grades 10 to 12, with no lottery or overflow flags. Calgary Catholic families are designated to Mother Mary Greene School (K-6) on Edenwold Drive, St. Jean Brebeuf School (7-9) and St. Francis High School. School boundaries change, so verify a property's current designated school with the Calgary Board of Education or Calgary Catholic School District before purchasing.

What is the Edgemont ELM levy?

Edgemont owners pay an Enhanced Landscape Maintenance levy on their property tax bill. The City's 2026 notice sets it at $86.52 a year, the same as 2025. The Edgemont Community Association uses it for extra mowing, flower planting, shrub and bed care, and watering in public spaces.

Can the ELM levy be cancelled?

It started after more than two-thirds of Edgemont homeowners signed a petition, and residents voted to continue it in 2020. The City says owners can start a petition to discontinue it, so it stays in place unless enough owners sign one.

How old are the homes in Edgemont?

Edgemont began in 1978 and was built from south to north over about two decades. In the 2021 Census, 46% of homes dated from 1981 to 1990, 31% from 1991 to 2000 and 18% from 1980 or earlier, with about 5% built after 2000. The sub-areas run roughly from Edgemont Estates and Edgedale in the south to Edgebrook and Edgeridge in the north.

Is Edgemont good for families?

Yes, especially for families wanting a larger established house. Married couples with children made up 47% of Edgemont families in 2021, and CBE students can go from kindergarten to grade 9 without leaving the community. The ravine park and Nose Hill Park are close by.

How do I commute downtown from Edgemont?

Most people drive: 80% of Edgemont commuters did in the 2021 Census, and 52% got to work in 15 to 29 minutes. There's no CTrain station in Edgemont. The closest is Dalhousie Station, south across John Laurie Boulevard, and 7% of commuters used transit.

Where do Edgemont residents shop?

Why work with Viren to buy in Edgemont?

With most homes 25 to 45 years old, the deciding details are inside the house and on the title: what has been updated, what the inspection turns up, and what the address costs to own, including the ELM levy. Viren checks those, plus the school designation for the address, before you write an offer.
