Living in Sage Hill: New Builds and Growing-Family Appeal

Sage Hill has some of the best everyday shopping in north Calgary and one significant gap that buyers with young children need to know about before they write an offer. There is currently no operating school inside Sage Hill. The Calgary Board of Education's Sage Hill Elementary School, planned for 235 Sage Valley Drive NW as a kindergarten to Grade 5 school, is targeted for completion in 2029-2030 and is still in the initial design stage. Everything else about this community argues for it, so the school question is the one to settle first.

This guide covers what Sage Hill offers, what the school situation actually is right now, the two separate resident organisations that are easy to confuse, and where the market sits using CREB's August 2026 statistics.

Disclaimer

Market figures here reflect CREB's August 2026 monthly statistics, released September 1, 2026, and are general information only. Benchmark prices and inventory change monthly. School plans and designations also change. Please confirm current market conditions with a REALTOR and current school designation with the Calgary Board of Education before making decisions.

Key Takeaways

  • No school operates in Sage Hill today. The first one is targeted for 2029-2030 and is only at the design stage.
  • CBE has designated Grades 6 to 9 students in Sage Hill and Kincora to Simon Fraser School effective the 2026-27 school year.
  • The retail is genuinely strong. Sage Hill Crossing runs 384,000 square feet with Walmart, Loblaws and London Drugs, and Sage Hill Quarter adds about 175,000 more.
  • The housing mix is broader than most north Calgary communities. 55 percent single detached, but 23 percent row houses and 19 percent apartments, so there are genuine entry points.
  • Two separate organisations exist here. A volunteer community association and a fee funded residents association that maintains parts of the community. They are not the same thing.

1. What is Sage Hill like as a community?

Sage Hill sits in north Calgary bounded roughly by 144 Avenue to the north, Symons Valley Parkway to the south, West Nose Creek to the east and Shaganappi Trail to the west. The City of Calgary community profile records 9,345 residents in private households at the 2021 Census, a median household income of $106,000, 84 percent owner occupancy, and 42 percent of residents identifying as immigrants.

The City classifies Sage Hill as developing and building out, which is a meaningful difference from a finished community like Evanston. You should expect ongoing construction traffic and unfinished edges, and you should also expect the amenity picture to keep improving over the years you live there.

Housing type Units Share of the community
Single detached 1,960 55%
Row house 800 23%
Apartment, under 5 storeys 550 16%
Semi-detached 115 3%
Apartment, 5 or more storeys 115 3%

That mix matters. A community that is only 55 percent single detached gives a first time buyer or a downsizer a genuine way in, which is not true of neighbouring Evanston at 76 percent single detached with almost no apartment stock.

2. What is the school situation in Sage Hill?

This is the honest weak point, and it deserves a direct answer rather than a hopeful one.

No school currently operates within Sage Hill's boundaries. The Calgary Board of Education has a future Sage Hill Elementary School planned for 235 Sage Valley Drive NW as a kindergarten to Grade 5 school, with a target completion of 2029-2030. As of this writing it is in the initial design stage, which means a family buying today with a four year old should plan on their child attending school outside the community for most or all of elementary.

For older children, CBE has stated that students in Grades 6 to 9 living in Sage Hill or Kincora will be designated to Simon Fraser School, effective the 2026-27 school year.

Verify before you buy

School boundaries change. Verify current designation at CBE Find a School before purchasing. If school proximity is a deciding factor for your family, confirm the designation and the current transportation arrangement for your exact address in writing before you remove conditions, and do not assume the planned Sage Hill Elementary timeline will hold.

3. What shopping and services does Sage Hill have?

This is where Sage Hill genuinely outperforms its neighbours. Three retail nodes sit in or immediately beside the community.

Centre Size Anchors
Sage Hill Crossing 384,000 sq ft, 57 units Walmart Supercentre, Loblaws, London Drugs, Liquor Depot
Sage Hill Quarter About 175,000 sq ft Calgary Co-op with liquor and gas bar, Shoppers Drug Mart, Active Start Childcare
T&T Supermarket, Sage Hill Plaza 45,000 sq ft, opened December 2022 Asian grocery

Sage Hill Crossing sits at Shaganappi Trail and Symons Valley Parkway NW, and Sage Hill Quarter is at 455 Sage Valley Drive NW. The presence of a full size Calgary Co-op, a Walmart Supercentre, a Loblaws and a T&T within a few minutes of each other is unusual for a community this size, and for the 42 percent of residents who are immigrants, the T&T in particular is a practical draw rather than a novelty.

4. How do you commute from Sage Hill?

There is no LRT station in north central Calgary. Calgary Transit's station maps show the northernmost Red Line station as Tuscany and Rocky Ridge, and the northernmost Blue Line station as Saddletowne.

What Sage Hill has instead is a bus terminal and reasonably strong bus service. The Route 503 Symons Valley Express is described by the City as an all day frequent connection between the Sage Hill transit hub and downtown, using MAX Green stops along Centre Street North. Route 46 MacEwan provides two way all day service linking Sage Hill, Beddington and the 78 Avenue Terminal, and Route 115 runs the Symons Valley Parkway corridor.

Be realistic about the commute

A bus terminal with frequent express service is a real amenity, but it is not a train. If a rail commute is a firm requirement for your household, Tuscany, Rocky Ridge or Arbour Lake are the northwest communities that actually deliver it, and Sage Hill is not.

5. What are the two resident organisations, and why does it matter?

Buyers regularly confuse these, and one of them costs money.

Sage Hill Community Association

  • A volunteer not for profit under Alberta's Societies Act
  • Covers Sage Hill, Symons Gate, Sage Meadows, Sage Crest, Sage Hill Quarter and Sage Hill Plaza
  • Its own site names no hall or building it operates
  • Board meets ten times a year

Sage Hill Residents Association

  • A separate fee funded maintenance entity, not a community association
  • Responsible for maintaining specific portions of the community
  • Handles landscaping, tree and planter maintenance, and snow clearing
  • Covers only part of Sage Hill, so whether it applies depends on the specific property

Ask specifically whether a property you are considering carries a residents association encumbrance on title, and what the annual amount is. This is the sort of thing that should surface in your condition period rather than at possession.

6. What do homes cost in this part of Calgary?

CREB reports Sage Hill within its North West district. Here is that district against the city as a whole in August 2026, for detached homes.

Measure, detached homes, August 2026 North West district City of Calgary
Benchmark price $781,500 $744,300
Year over year change Down 1.30% Down 1.09%
Months of supply 2.62 3.39
Sales 130 875
New listings 196 1,635

Citywide, CREB reported 1,660 sales in August 2026, down 16 percent year over year, with new listings down nearly 10 percent. Note that these are district figures spanning all of northwest Calgary. Sage Hill's heavy row house and apartment component means the community's own numbers sit differently from a detached benchmark, and a row house buyer here should be looking at row house comparables, not this table.
