Living in Hamptons and Hidden Valley: Quiet Streets, Big Yards

The Hamptons and Hidden Valley are two north Calgary communities that get compared constantly, and they have one striking thing in common. Neither has a single apartment unit in a purpose built building. The 2021 Census recorded zero apartment dwellings in either community, with the Hamptons at 85 percent single detached and Hidden Valley at 89 percent. If you want quiet residential streets with almost no density and no rental towers, these two are as close to that as Calgary gets inside city limits.

This guide compares them on schools, amenities, housing and price, using City of Calgary census profiles and CREB's August 2026 statistics, and flags a classification detail that affects how you research them.

1. How do the two communities compare on paper?

Both profiles come from the City of Calgary community profiles. The last row is worth pausing on.

2. What are the schools?

This is where the two genuinely diverge. Hidden Valley has a full pair of schools spanning kindergarten through Grade 9 inside the community. The Hamptons has one.

The Hamptons School has been expanding by one grade per year, reaching kindergarten to Grade 6 for 2026-27 and beyond, with regular program Grade 5 and 6 students from the community reassigned to it from Captain John Palliser School. That is a real improvement for Hamptons families who previously sent older elementary children out of the community.

On Hidden Valley School's grade range, the Calgary Board of Education directory and the school's own pages did not agree at the time of writing, following a recent configuration change. Rather than print a figure that may be wrong, confirm it directly. Valley Creek School describes itself as located in the heart of Hidden Valley and serves Grades 5 to 9 in both regular and French Immersion streams.

3. What amenities does each community have?

The golf club is the Hamptons' signature amenity and also its most misunderstood. Its own site describes it as a members only club, so do not buy expecting to book a public tee time. Third party tee booking sites list a similarly named course, which is not the same thing.

4. What does the Hamptons homeowners association cost?

The Hamptons has two bodies: a Homeowners Association and a Community Association. The Homeowners Association states that payment is mandatory and applies to every Hamptons property owner with an encumbrance registered on title, due annually on June 15. The Association describes itself as a not for profit that manages assets owned for the benefit of its members.

The fee amount is not published on the Association's public pages. That is a question to ask during your condition period rather than after possession, and the answer should come in writing from the Association or through your conveyancing, not from a listing remark.

5. What do homes cost here?

Citywide, CREB reported 1,660 sales in August 2026, down 16 percent year over year, with new listings down nearly 10 percent. Because both of these communities are almost entirely detached housing, the detached benchmark is a more relevant reference point here than in mixed communities like Sage Hill. It is still a district figure covering all of northwest Calgary rather than either community specifically.

6. Which one should you choose?

Choose the Hamptons if you want the golf course setting, a slightly smaller and more contained community, and you are comfortable with a mandatory association fee whose amount you will need to ask for. Choose Hidden Valley if schools inside the community matter more, if French Immersion is on your list, or if you want an active community association with an actual building and rink behind it.

On housing, the two are more alike than different. Both are 1990s built, both are overwhelmingly single detached, and neither will suit a buyer looking for a condo or a newer build. For that, the Symons Valley communities to the north are the better search.
